Summit is a town of large, old houses built before anyone owned a sectional sofa. Moving here is mostly a question of getting big furniture through doorways, staircases and porches that were framed a century ago, on streets where a truck can’t be left overnight.
Most Summit households are moving a large house, not an apartment. Three-quarters of the homes here have three bedrooms or more, and about a third were built before 1940. The city has twelve historic districts; the North Side alone has more than a hundred Tudor Revivals, with Queen Anne, Shingle and Colonial Revival houses throughout.
In practice that means original hardwood floors we protect from the front door inward, plaster walls that don’t forgive a clipped corner, turned staircases with a landing halfway up, and the occasional piece that went in before a wall was moved and now has to come out through a window.
The third floor is what pushes a Summit job into a second day. Everything up there comes down a narrower staircase than the main one, one piece at a time. A four-bedroom Tudor with a finished third floor is not a four-hour job, and a quote that says it is will be a different number on the day.
Summit bans overnight street parking citywide between 2:30 and 5:00 a.m. We can’t stage a truck on your street the night before an early load; it arrives on the morning of the move. That’s why we prefer a start time with some margin for the drive up from Rahway rather than an 8:00 a.m. curbside commitment.
There’s no moving-van permit in Summit’s code. What does need a permit is a storage container or POD that sits in the street. That goes through the Construction Official (§18-4.1), and the container can take up at most half the street width. A truck loading at the curb isn’t covered by that.
Summit also designates truck routes for vehicles over four tons (§7-9A), with an exception for pickup and delivery, so a moving truck serving an address on a restricted street is allowed. If your street looks like a through route, tell us and we’ll check the current list with the city before the day.

The neighbouring towns are part of the same run for us: New Providence and Berkeley Heights to the west on the Gladstone Branch, Chatham and Millburn to the north and east, Springfield and Mountainside to the south, and Westfield and Cranford further down the county toward our yard.
Long-distance moves out of Summit, most often to Florida and the Carolinas, load with our own crew and travel on our own truck. Nothing is handed to a partner carrier. Local moves are billed by the hour, by crew size. A three-person crew with a truck is $190 an hour, a four-person crew is $225. There’s a four-hour minimum that includes travel time, so the smallest job comes to about $800.
Worked example: a three-person crew for a three-hour move is billed as four hours (three on site plus the travel hour), and four hours at $190 is $760. Packing materials, if we pack, are added on top.
Summit jobs usually run well past the minimum. A four-bedroom with full packing is a two-day job for a larger crew. On a house that size we’d rather come and walk it than quote from a bedroom count.

Floor runners from the front door inward, pads on the banister and door casings, and a two-person carry on anything wider than a nightstand on the stairs. On a pre-war house we walk the route out before the first piece moves and take apart upstairs whatever won’t make the landing.
First we take it apart as far as it goes. If it still won’t make the turn, the options are a window, a hoist, or leaving it. We’d rather know at the estimate than on the day, so point out anything that went in before a renovation.
